This Short Term Rental Agreement (the “Agreement”) is made by and between (“Homeowner”) and yourself (the “Registered Guest”) as of the date set forth at the time of acknowledgment of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

The property

Beaver Hills Retreat  is located at:

54234 RR 205, Fort Saskatchewan, AB Canada T8L 3Z1

The property is furnished and includes

A fully stocked kitchen complete with stainless appliances (fridge, stove, dishwasher, microwave). Dishes; pots; pans; cutlery; King bed; Queen bed; 4 night stands; bedding; sectional sofa; coffee table; half moon table; foyer bench; kitchen table (with 6 chair); BBQ; 50” smart t.v; Bose sound system; patio furniture; bath towels; hand towels; face cloths; extra blankets; decor, etc.

  1. Rental Party: The rental party shall consist of the Registered Guest and the following persons:
  2. Maximum Occupancy: The maximum number of guests is limited to 4 persons. An additional charge or 25.00 per person per night for guests in addition to 2 will be assessed.
  3. Term of the Lease. The lease begins at 5:00 p.m. on the “Check-in Date” and ends at 11:00 a.m on the “Checkout Date”.
  4. Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during the high season.
  5. Rental Rules: Registered Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else the Registered Guest permits on the property to abide by the following rules at all times while at the property.
  6. Access: Registered Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

Rental Rate and Fees 

Your credit card will be charged for any missing items or damages that occur at the cabin during your stay including:

  • damage to the property or furnishings;
  • dirt or other mess requiring excessive cleaning; or
  • any other cost incurred by Homeowner due to the Registered Guest’s stay.

If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.

The Retreat must be paid in full in order to hold a reservation.

Refund policy for guests wishing to cancel his/her reservation is as follows:
90% if canceled 30 days prior to the Check-in Date
75% if canceled 10-29 days prior to the Check-in Date

No refund will be given if cancellation notification is under 10 days of booking date. No refunds for inclement weather or family emergencies after cancellation deadline date.

We encourage all renters to purchase traveler insurance.

Payment: Acceptable payment methods are [paypal or credit card].

RENTAL RULES

  1. The registered guest must show government issued ID at time of check-in (drivers license, passport, etc).
  2. No additional guests or visitors allowed on the premises other than those who have “originally” booked. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.
  3. No third party bookings. The person who booked The Cabin must be present during “check-in”.
    NO smoking/vaping in the cabin and/or on the trails. Smoking/vaping is allowed outside on the patio or around the fire-pit only.
  4. The Cabin is not suitable for children under 12 years of age. Due to the following safety reasons – Steep stairwell (12:12 pitch); Uneven walking surfaces (slate flooring & paving stone); Floating caps on the courtyard walls create a high potential for falls; Bodies of water; Potentially dangerous wild animals.
  5. If you are bringing a dog he/she must be registered at the time of booking. The following criteria will apply: 1 well trained dog over 2 years old and under 50 pounds Maximum; Dogs are not allowed in beds or loft areas.  If excessive pet hair is found in these areas additional charges may apply; Owners must pick-up after their dog; Dogs must not be left on the property unattended; Dogs must be on leash at all times during birding season; An additional non-refundable “one time” pet fee of 100.00 will apply
  6. Fire-pit use prohibited during fire bans issued by the County of Strathcona.
  7. The cabin is on a septic. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products shall be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged the cost of damages. Please avoid pouring grease down the sink.
  8. Fireworks and/or drones are not permitted at any time
  9. Premises not to be used for  illegal activity
  10. No exception to check-in and check-out times unless discussed and approved in advance
  11. Keep the property and all furnishings in good order
  12. Only use appliances for their intended uses
  13. Stay back a minimum of 30’ from nest boxes and the waters edge during birding season.
  14. Do not photograph nesting birds
  15. The use of the property for events or as a venue of any sort must be pre-approved by Beaver Hills Retreat management prior to check-in.

For the protection of our guests we have a “Vosker” security camera located at the front entrance of the property. The “Vosker” instantly notifies us of vehicles entering the property but is “out of sight” from the cabin. We also have a “Spypoint” trail cam set up to monitor wildlife along the “shared trail”. Cameras are active 24/7.
